2 Business Drive, Narangba

The Challenge

A vacant 6,659sqm site. No income and the quarterly cost of rates and land tax, with a land value of $2.5M plus holding costs. The owner was at a loss as to how to move forward. A pre-commitment would be ideal however there had been no obvious targets to engage with.

The Result

Form a project leasing and development team to deliver a quality, generic industrial building that would have broad appeal to the market and deliver a positive cash flow return for the investment owner.

The project team involving the leasing agent and a construction project/development manager delivered for the client a 2,800sqm concrete tilt panel, warehouse building. The team secured a new tenant with a strong National platform on a 10 + 5 + 5 year lease. Trident’s client were an interstate group and they relied heavily on their team of consultants to create a highly successful investment outcome. Trident’s client are undertaking more industrial projects similar to the Business Drive development.

Da Vinci Business Park, Brisbane Airport

The Challenge

29 vacancies in a complex of 34 tenancies. Leasing agents had lost faith in the campaign and had decided to spend their time on other properties which could bring in revenue a) more easily and b) more quickly.

Da Vinci Business Park is on leasehold land. There are difficulties when purchasing leasehold land such as educating the purchaser on paying Ground Rent. Many agents previously introduced owner occupiers however could not close deals because they did not know the fundamental differences between freehold and leasehold land. As a matter of priority we set about creating a succinct one page document which educated agents and purchasers on the advantages of being on leasehold land.

The Result
With our proactive approach we transformed the momentum and had multiple agencies nominating and participating in the campaign. At the expiry of the Trident Industrial & Logistics Services agency period the project was 100% leased and sold. 26 leasing deals, 3 sales to owner occupiers and 26 investment sales all completed with assistance of the agency community with Trident driving the transaction outcomes.

1 Silicon Street, Narangba

The Challenge

A privately-owned waste management business had 3 years to run on their lease and they had sold their business to an ASX-listed Top 200 Public Company. The Lessor sought some advice on how to reset the lease.

Result

Trident Industrial provided market transactional evidence and devised proposals to encourage the Lessee into a longer lease term certain. A new 10 + 5 + 5 year lease to an ASX-Listed Top 200 Public Company and the opportunity for Trident’s client to trade out of the asset at a generous uplift on a previous valuation.
